Why Are Roof Inspections Important When Buying or Selling?

For both buyers and sellers, a roof inspection is worth the small investment to insure that they don’t run into problems closing the sale or get stuck with hidden costs.  The purpose of roof inspections prior to buying or selling a home is to gauge the remaining life of the roof and identify any potential problems that may result in added costs later.

Only a professional roofing company can reliably determine where weakened areas are that indicate rot or leaks.  Every inch of the roof should be inspected including the materials used to build the roof, the last replacement layer and individual shingles. Whether it’s a tile roof, shingle roof or flat roof, an initial roof inspection upon purchasing the property can save money and headaches down the road.

Some of the most common problems include:

  • Loose, broken or missing roofing material.
  • Blistered, curled, split shingles or tiles.
  • Shingle granules in rain gutters.
