“All commercial roofs are the same.”

 

Commercial roofs may be typically flat, but there are many types to choose from, each with its own sets of features and benefits. Traditional gravel-topped built up roofs (BURs) are still very much in use, but there is also variation with an asphalt shingle-like top layer called modified bitumen roofing. There are many types of single-ply roofs that can be installed adhered, fastened at the joints, or loosely-laid and weighed down with ballast. Even installation methods vary: some types are welded using heat, others using adhesive. And let’s not forget that commercial roofs can be sloped, which means standing seam metal roofing is also an option.

 

“Commercial roofs do not need maintenance.”

 

This is untrue; all roofs require care and maintenance. However, some commercial roofing systems have lower maintenance requirements than others. When choosing a new roofing system, consider whether or not you will be able to commit to its maintenance requirements, and if you will be able to have roof repair done in a timely manner. A BUR is made of multiple layers of material that makes it less vulnerable to punctures, therefore it doesn’t need to be inspected as often. In contrast, a single-ply roof can be punctured by airborne debris and moderate foot traffic, which means it will need to be inspected often and regularly.

 

“All commercial roofs are energy-efficient.”

 

Structures with large roof areas can absorb a lot of heat from sunlight, which can increase the building’s cooling requirements and raise its monthly utility costs. Cool roofs are roofing systems with a reflective or light-colored outer layer that helps reduce radiant heat absorption. Reflectivity is not a standard feature on all commercial roofs, so if you intend to benefit from the savings afforded by energy-efficient roofing, you should look for such features. The easiest way to do this is to look for roofing systems with ENERGY STAR® certification.
